Why it matters

Commissioning is where you find out whether any of it is true

A controller can report 55°F supply air on a perfect-looking graphic while the sensor is reading return air, the damper is stuck at 20%, and the economizer has never once opened. Nothing in the system announces that. Testing is the only thing that finds it.

Commissioning is not a formality at the end of a project. It is the step that converts an installed system into a system you can trust — and it is the step most often compressed when a schedule slips.

Commissioning sequence

  1. Pre-functional review

    Confirm installation is complete, devices are powered and communications are up.

  2. Point-to-point checkout

    Verify each input against a reference and each output against the device it moves.

  3. Calibration & stroke checks

    Sensors verified against a calibrated instrument; actuators stroked full range.

  4. Safety & interlock testing

    Freeze protection, high-static, smoke interlock and equipment proof tested by simulating the condition.

  5. Sequence functional testing

    Each operating mode driven and the response recorded against the approved sequence.

  6. Alarm & schedule verification

    Alarms triggered deliberately; schedules verified against the occupancy calendar.

  7. Trend period

    Data collected long enough to expose behaviour that only appears under real load.

  8. Deficiency correction

    Findings assigned, corrected and re-tested — not simply logged and closed.

  9. Turnover & training

    Documentation package delivered and facility staff trained on the system as it now behaves.

Commissioning a system that has been running for years

Retro-commissioning starts from a different place than new construction: the building works, more or less, and nobody wants it disturbed. The value is in finding the drift — overrides left in place after a service call, schedules that no longer match occupancy, sensors that have wandered out of calibration, resets tuned around a problem that was solved years ago.

We scope this around your operations, test in windows you approve, and prioritise findings by what they cost you rather than by how interesting they are technically.

Frequently asked questions

Verifying, one point at a time, that what the system reports matches physical reality. For an input, that means comparing the reported value against a calibrated reference at the sensor. For an output, it means commanding the point and confirming that the correct device moves the correct direction to the correct position. It is tedious and it is the single most valuable thing done during commissioning, because everything else — trends, alarms, sequences, analytics — is built on the assumption that the points are true.

Startup and commissioning are different activities. Startup confirms equipment runs. Commissioning confirms it runs correctly, in every mode, under the sequence you approved, and produces a record of that. Many issues we find during commissioning are on systems that started up without incident.

Yes. Third-party commissioning of another contractor’s work is common and often more useful, because the testing is genuinely independent of the installation. We document findings factually and route them to whoever is responsible for correction.

Long enough to cover the conditions the system will actually face. A minimum of one to two weeks catches daily and weekly patterns including weekend behaviour. Sequences that depend on outdoor conditions — economizers, resets, plant staging — sometimes need a seasonal revisit to be genuinely proven. We will tell you which of your systems fall into that category.

Controls and TAB depend on each other: TAB needs the controls driving equipment to fixed, known states, and controls need TAB results to set minimum airflows and pressure setpoints correctly. We coordinate the sequencing so neither team is waiting on the other, and we make sure the final balance figures actually get into the control database rather than staying in a report.
