Occupancy sensors, daylight zones and automatic shutoff went in because the energy code required them. They passed inspection, the contractor left, and nobody tuned them for how the space is actually used.

Occupancy is one fact about a building. When the lighting system and the BAS each maintain their own version of it, they disagree — and the building pays for the disagreement in comfort complaints and after-hours runtime.

Where the lighting platform exposes a usable interface, we integrate it so schedules, holidays and after-hours overrides are managed once. Where it does not, we say so and coordinate the two systems manually rather than promising an integration that will not hold up.

Frequently asked questions

Questions from facility teams and owners evaluating a lighting-controls project.

No, and sometimes they should not be. Integration is worth doing when it removes duplicated schedules, gives operators one place to look, or supplies runtime and occupancy data you will actually use. It is not worth doing when the interface is fragile, the platform charges heavily for the point count, or the only benefit is a status light on a graphic nobody opens. We will tell you which case you are in.

In most cases yes. What determines it is whether the platform requires manufacturer-specific programming software or credentials. Many systems can be adjusted, re-zoned and recommissioned with standard access; some require a licensed tool. We check that during the assessment and tell you before quoting, rather than discovering it on site.

Usually, and usually without replacing them. The common causes are a time delay set too short, a sensor technology mismatched to the space, a mounting location that cannot see the seated work area, or airflow from a diffuser triggering an ultrasonic sensor. We test in the room under real conditions before recommending hardware.

Often more so. LED retrofits frequently reuse the existing control layer or bypass it entirely, which means dimming, daylight response and occupancy behaviour are left in whatever state they were in. Controls are also where the remaining runtime savings live once the fixtures themselves are efficient. We would evaluate that against your actual operating hours rather than a generic percentage.

We do not publish a savings percentage without a project-specific basis, because the honest answer depends entirely on your current runtime, occupancy pattern and utility rate. What we can do during an assessment is measure or estimate current after-hours runtime and show you where the recoverable hours are. Any figure we put in a proposal will be traceable to your building, not to an industry average.
