Every difficult service call we take started as an installation decision. An unlabeled trunk, a sensor mounted where it reads the wrong air, a panel with no room to land a future point, a device wired but never recorded on a drawing — these are the things that turn a twenty-minute diagnosis into a half-day of tracing wire.

We install to a documented standard: consistent labeling, consistent point naming, panels laid out for future expansion, and a record set that matches what is physically in the building.

How a controls installation runs

Thirteen steps, in this order. The ones owners tend to underestimate are coordination and point-to-point checkout.
  1. Estimate & scope review

    Agree what is included, what is excluded and what is still unknown.

  2. Design review & owner approval

    Points list, sequences and controller selection reviewed before anything is ordered.

  3. Facility-team coordination

    Access, shutdown windows, tenant impact and any issues found during walkthrough.

  4. Procurement

    Long-lead items identified early so the schedule reflects reality.

  5. Panel build & device staging

    Where applicable, panels built and tested before they reach the site.

  6. Rough-in & wiring

    Conduit, cable, trunks and terminations installed and labeled as they go.

  7. Device installation

    Sensors, actuators and controllers mounted where they will read and act correctly.

  8. Programming

    Database, logic, graphics, schedules, alarms and trends built to the approved sequence.

  9. Startup

    Power-up, communications verification and initial equipment operation.

  10. Point-to-point checkout

    Every input verified against reality; every output verified to move the device it commands.

  11. Functional testing / commissioning

    Sequences tested across operating modes, deficiencies logged and closed.

  12. Owner training

    Time with the people who will operate it, on the system as installed.

Frequently asked questions

Controls installation is field work our own team performs, which is the point of an owner-direct model — the people who engineered the sequence are accountable for how it gets installed. Where a project requires a licensed trade outside our scope, such as line-voltage electrical work, we coordinate that explicitly rather than blurring the boundary.

Yes. Retrofit installation on existing RTUs, air handlers, VAV boxes, pumps and plants is a large share of our work. The first step is documenting what is there — existing devices, wiring condition, available equipment interfaces — because that determines how much can be reused.

Record control drawings, a points list, the sequence of operations as installed, a controller and device inventory, schedule and setpoint summary, alarm list, point-to-point and functional test records, a database backup, and a training record. If any of those are missing from a system you inherited, rebuilding them can be scoped as its own project.

To a convention agreed at the start of the project and applied consistently across every controller, panel and device. Consistent naming is what makes trends, alarms and future analytics usable; inconsistent naming is why many existing systems cannot be queried in any useful way.
